WHAT IS YOUR SAN ANTONIO HOME WORTH?

by Dean Aitken

One of the questions we get asked most often is what is my home worth?  Well, the answer depends on a lot a variables and is significantly more complex than getting a Zestimate from Zillow.  If you have ever done that, you will likely see the number isn’t what you thought it should be.  That’s because Zillow uses the same criteria for the whole country to come up with a price.  To get the right value, you need to use local data that is pertinent to local conditions and sales history.  We have a home value estimator on our website that gives you a more accurate estimate.  You can find it HERE.

If you are thinking about selling your home, that requires a more in-depth analysis.  A full CMA report (comparative market analysis) looks at homes that have sold in the last 6 months that are similar to the subject home in size, age, design, condition and geographic area.  Where estimator sites fall down is they can’t know the condition or design of the home.  It takes a trained eye to generate a report that is accurate and useful in pricing a home to sell.

Our team uses a CMA tool that is much more detailed than most agents use.  Most agents run a 2 or 3 page report that is only partially accurate.  Our CMA averages 25 pages and is the most accurate estimator available.  In fact our team leader Dean Aitken is the San Antonio market expert on advanced CMA’s and teaches all new Keller Williams agents on how to accurately run a report.  Our team is the most trained in the city and our experience is one of the key reasons the BestSAHomes team is the market leader in research and marketing of homes for sale.
