A full CMA report (comparative market analysis) looks at homes that have sold in the last 6 months that are similar to the subject home in size, age, design, condition and geographic area. Where estimator sites fall down is they can’t know the condition or design of the home. It takes a trained eye to generate a report that is accurate and useful in pricing a home to sell.
